Obergeschoss Fachbereich: 63 - Bauaufsichtsamt Dezernentin / Dezernent: Beigeordnete Cornelia Zuschke Beratungsfolge: Gremium Sitzungsdatum Beratungsqualität Bezirksvertretung 1 23.05.2025 Entscheidung Beschlussdarstellung: Die Bezirksvertretung beschließt die Ablösung eines Stellplatzes im Anwohnerparkbereich. Sachdarstellung: Das Vorhabengrundstück Königsallee 30 liegt im Geltungsbereich des einfachen Bebauungsplans Nr. 5576/78. Das Bauvorhaben wird bauplanungsrechtlich dahe r nach § 30 Abs. 3 BauGB i.V.m. § 34 Abs. 1 BauGB beurteilt. Auf der gesamten Königsallee gilt eine Denkmalbereichssatzung. Geplant ist der Umbau von Verkaufsflächen sowie ein damit zusammenhängender Austausch der Fassaden im Erdgeschoss und 1. Obergescho ss. Der Umbau findet vom 1. Untergeschoss bis zum 1. Obergeschoss statt. Hierbei vergrößert sich die Verkaufsfläche um insgesamt ca. 46 m², weshalb die Ablösung eines Stellplatzes im Anwohnerparkbereich notwendig ist. Die Gebäudekubatur verändert sich nicht. Aufgrund der Ablösung eines Anwohnerparkplatzes fällt der Beschluss über die Erteilung der Baugenehmigung in die Zuständigkeit der Bezirksvertretung. Begründung: Die Art und das Maß der Nutzung bleiben durch das Bauvorhaben unverändert. Seite 2 Die Verwaltung hat keine Bedenken gegen die Ablösung des Stellplatzes. Nachrichtlich: Für das Bauvorhaben werden keine satzungsgeschützten Bäume gefällt. Die notwendigen Stellplätze werden nachgewiesen. Das Institut für Denkmalschutz und Denkmalpflege hat dem Bauvorhaben zugestimmt.
